Inventory has loosened up to roughly 5.2 months of supply, a real shift from the ultra-tight market of a few years ago, and homes are now averaging 65–80 days on market before going under contract.
What that means in plain English: sellers, this isn't the multiple-offers-in-a-weekend market of a few years back — pricing right from day one matters more than ever, and price cuts are becoming more common if a home sits. What's Happening at City Hall
The Lakeland City Commission met this Monday, August 3, and one item on the table is worth watching if you own property or are thinking about buying here: Proposed Ordinance 26-018, which put a temporary moratorium on new development permits and approvals for data centers and other "large load" power customers. This follows a July 20 discussion where Lakeland Electric and water utility officials briefed commissioners on what a large data center could mean for local power and water capacity. In plain terms: the city is trying to make sure a big new industrial user doesn't strain the utilities the rest of us rely on before there's a plan in place — a good thing to know if you're evaluating land use or development near you.
On a more immediate wallet note, commissioners already voted to lower the Lakeland Electric fuel rate by $5 per 1,000 kilowatt-hours (from $62 to $57), effective July 1 — so most households should see a small but real dip on their electric bill.

- Ay Que Rico — a Cuban-American restaurant out of Brandon is opening its first expansion location in Lakeland.
- Savage Tacos — the popular local food truck is getting a permanent brick-and-mortar spot just east of downtown.
- Island Breeze Tiki Bar — tropical drinks and open-air views near Munn Park, finally set for a 2026 opening after some renovation delays.
- Cafe 51 — this family-owned spot in South Lakeland is already open and worth a visit if you haven't been yet.

- Friday, August 7, 6–9pm: First Friday — "Dancing Through the Decades" in Downtown Lakeland.
