Good morning, Lakeland! Every week I like to slow down and give you a real, honest look at one corner of Central Florida, plus catch you up on what is actually happening in the market, not just the headlines. This week we are stepping just outside Lakeland to Bartow, the Polk County seat about twelve miles south, because there is a lot going on there right now that touches anyone thinking about buying, selling, or just understanding how this whole area is growing.

Community Spotlight: Bartow, Florida

Bartow sits about twelve miles, or roughly twenty minutes, south of Lakeland, close enough that plenty of people who work here choose to live there. It is the county seat of Polk County and one of Central Florida's most historically intact inland towns, known locally as the “City of Oaks and Azaleas.” Downtown is anchored by the historic Old Polk County Courthouse, built in 1908 and listed on the National Register of Historic Places, which today houses the Polk County History Center. Main Street is lined with antique shops and local restaurants, and the calendar stays busy with events like the L.B. Brown Festival in February and the Bloomin' Arts Festival in spring.

On price, Bartow tends to run a bit more affordable than Lakeland. Recent listing data puts the median list price around $339,000, while sale prices have been closer to $308,000 over the last month, and homes are moving faster than they were a year ago, an average of about 59 days on market compared with 73 days last year. Bartow's overall cost of living also runs meaningfully below the national average, which is part of why it keeps showing up on buyers' radar as an alternative to pricier pockets of Polk County.

What is really changing the character of Bartow right now is growth. Construction is underway on Stuart Crossing, a 700 acre mixed use development along Ernest M. Smith Boulevard that will bring 592 homes and roughly 288 apartments, plus shops, restaurants, and 200 acres of conservation and recreation space. The Grove at Stuart Crossing, a new single family community built by Meritage Homes, already has homes on the market with amenities like a resort style pool, clubhouse, fitness center, pickleball courts, and a dog park. City leaders have said developments like this could double Bartow's population of roughly 21,000 over the next several years. Bartow Regional Hospital is also in the middle of an expansion that will grow its bed count from 72 to 90, which matters if you are weighing how a smaller city supports its residents as it grows.

Bartow tends to appeal to buyers who want more house and more land for their money without giving up a real sense of community: young families, move-up buyers priced out of Lakeland, retirees drawn to the historic downtown, and commuters willing to trade a short drive for more affordability. It is worth knowing that Bartow is less walkable than some Lakeland neighborhoods, so it tends to suit buyers who are comfortable driving to errands and dining rather than walking to them.

This Week's Hot Topic: Bartow's Growth Story, the Wins and the Pushback

Bartow is a useful case study right now in how a growing Polk County city decides what growth it wants. On one hand, city leaders welcomed Stuart Crossing, the 700 acre development mentioned above, along a road that already carries an estimated 35,000 vehicles a day. On the other hand, in March, Bartow city commissioners voted 5 to 0 to reject a much larger proposal called Emilie at Bartow, which would have brought 2,245 homes to roughly 800 acres east of downtown along Highway 60. Residents packed public hearings for months, raising concerns about flooding, traffic, and the strain that many more rooftops would put on schools and emergency services. One commissioner called the proposal a “city within a city” and said growth needs to match the infrastructure a community actually has.

The story is not fully over. The developer, CBD Land Investors, has since asked a judge to overturn the city's decision, arguing the applications complied with Bartow's own planning rules. As of early this summer the two sides were in mediation, and city commissioners had met in a closed door session with their attorneys to discuss the ongoing case. It tells you this city is not simply saying yes to every proposal that comes through, it is weighing traffic, water, and schools against the benefits of new rooftops and tax revenue. For buyers, that is reassuring: growth here is not happening unchecked. For sellers, it is a reminder that demand for this corridor between Lakeland and the rest of Polk County is real enough that developers keep proposing large projects here in the first place.
